Hackney's renovation scene has a look: exposed brick, steel-framed glazing, polished concrete. Radiators rarely make the cut — from warehouse conversions around London Fields to the terraces of Clapton, wet UFH delivers the warmth without the wall clutter.
It is not just looks. Hydronic UFH runs at 35–45°C flow against a radiator circuit's 60–70°C, so it heats big open-plan volumes evenly — and it is the natural partner for the heat pumps anchoring E8 and E9 eco-renovations.
Hydronic systems only — warm water through pipework, matched to the building:
Installed prices typically land between £85 and £120 per square metre — see our London underfloor heating cost guide, and our wet UFH page for the systems themselves. Gas Safe registered engineers, £5M public liability insurance, workmanship guarantee.
We work from your architect's drawings and give the flooring contractor what they need: pipe layouts, screed depths, drying schedules. Every loop is pressure-tested before anything is poured over it, and stays under pressure while the screed cures.
In terraces, pipework goes in while floors are up; in shared-freehold conversions we help with consent paperwork. Browse our recent installs, then book a site survey. We also cover Islington, Walthamstow and Camden.
Plenty of E5 and E8 terraces still have their original lead supply pipe — we handle full lead pipe replacement including Thames Water coordination.
What E8, E9 and E5 renovators want to know about wet UFH.
Yes. On existing concrete slabs we use low-profile overlay systems adding roughly 15–25mm; where a new floor build-up is going in we cast the pipework into screed. Shared-freehold buildings may need consent — we supply the documentation.
It is the ideal pairing. The screed and concrete act as thermal mass, releasing heat slowly and evenly. We coordinate pipe spacing, screed depth and curing time with your concrete or microcement contractor.
Typically £85–£120 per square metre installed. Open-plan conversion floors are efficient to pipe, which helps the rate; multi-room terrace retrofits sit higher. Free written quote within 24 hours of the survey.
Yes. Between-joist pipework with spreader plates where floors are coming up, or low-profile overlay boards where they are not. We confirm floor build-up and insulation at a site survey first.
Yes — wet UFH is the best emitter a heat pump can have, as both are designed around 35–45°C flow temperatures. We design systems heat-pump-ready even if they start life on your existing boiler.
